That’s the question on the minds of Florida seniors looking to make a move to the coveted maintenance-free, senior living lifestyle. To get the answer, we asked Jon Buice of eXp Realty. With over eighteen years of real estate and appraisal experience catering to seniors in Manatee and Sarasota counties, Jon knows Florida real estate firsthand.
When is the Best Time to Sell My House?
We dove right in to find out the very best time to sell your house. Jon tells us the short answer is “when your house’s value has grown.” You certainly can not go wrong whenever you are making more for your house than you paid for it. But it goes deeper than that. “If you have lived in your current house a long time, or if house values in your neighborhood have increased to the point where you have earned a substantial amount of equity, it is a very good time to sell and cash out.” And don’t compare the current value with real estate in recent months. Instead, consider the original purchase price. Too many homeowners waste time chasing the theoretical prices they observe when the market spikes and do not appreciate the sizeable profit they realize on the life of their home.
Is it the Same for Florida?
The Florida real estate market seems to have its own rules. So, we asked if now is a good time to sell a house in the sunshine state. As it turns out, this is the perfect time to sell in Florida. Jon tells us that right now “Inventory is incredibly low, and house prices are up 18% from 2020.” That means “sellers will make more money and have less competition.” However, things are always changing in the real estate market. That’s why savvy homeowners considering selling are taking advantage of the “sweet spot” that is the second half of 2023.
Tips and Tricks for Selling Your House
Jon says the single most important piece is to price your house correctly. “It will attract the right buyers for a quick sale.” That is why it is important to work with a real estate agent who understands your market area. Jon says the best agents take professional photos, do virtual tours and drone shots. They also negotiate for you, getting you the best price and buyer for your house.
What are the first steps?
If you are moving into a senior living community, Jon says the first step is to “choose your new home and decide when you want to be there—put a timeframe on it.” After that, contact your real estate agent and get the ball rolling. Jon says, “I help my clients every step of the way.” He takes the stress out of selling their house so they can spend more time planning and looking forward to their bright future. Not only is it a great time to sell, it is also a perfect time to explore a senior living community. For seniors selling a house, moving into a senior living community like Jacaranda Trace is a win-win situation! They make a nice profit on their house, and in most cases, their cost of living will be less in a community. No longer paying property taxes is significant savings in itself. Factor in the savings on insurance, home maintenance and repairs, and the numbers look even better.
